A multi-phased renovation of a small, 1940's bungalow which focuses on modern, simple living.

This existing home, located in the heart of North Park where the local restaurants and Morley Field serve as an extension of living area, had been a rental investment property for decades and had the sort of outdated kitchen, dining and bathroom areas that end marriages.  For these clients, who love to cook and entertain and who are always seeking to simplify, we took a deductive approach.  The project included the removal of a faux fireplace which broke up the living room, consolidation of the kitchen and dining areas for more counter space, simplified circulation and room configurations, replacement of upper cabinets with windows for a stronger connection to the backyard, and a re-worked jack-and-jill bathroom.  We maximized storage and stepped away from traditionally-used, space and energy-guzzling appliances.  The project includes under-counter refrigeration, an integrated laundry center in the kitchen, energy star appliances, water-saving fixtures and LED lighting throughout.
